Removal costs in 2026: actual numbers, published.

Most removals firms will not put a price near their website. You hand over your details, then a number appears later. This page is the opposite: the market rates we see across the West Midlands and Staffordshire, our own from-prices, and an honest list of what pushes a quote up or down. Written by the person who prices every job.

How much do removals cost in 2026?

For a typical move-only job, a 3 bed house costs £800-£1,500 across the West Midlands and Staffordshire in 2026. Add professional packing and that becomes £1,200-£2,000. The HomeOwners Alliance puts the national picture in the same territory: "The average UK removals cost is £867 for a three bedroom house", with costs varying widely by size, volume and distance.

Here are the typical market ranges we see when customers show us competing quotes, by property size:

Why such wide ranges? Because there is no standard rate card in this trade. The British Association of Removers says it plainly on its own moving guidance: "What you pay is down to the individual Member, BAR don't set prices." Every firm builds its own number from volume, access, distance and date, which is why our quotes guide exists.

Now the honest part, because a from-price that pretends to be a total is just a lowball with better manners. "From" means exactly that. These figures do not include distance: a 2 bed move three streets over in Codsall and a 2 bed move from Wolverhampton to Cornwall both start at £499, and only one of them stays near it. Access does the same job in miniature: a third-floor flat with no lift, a long carry, or permit parking all add crew time, and crew time is most of what a removal costs.

What the from-price does include: our own insured crew, transit blankets and shrink wrap on the furniture, straps and proper loading, and dismantling and rebuilding beds that will not go through doors. The number you actually pay arrives in writing the same day you ask for your quote, and that written figure is the one that counts. Money off for NHS staff, ex-forces, students and Blue Light Card holders (15%) comes off the quote visibly.

What moves a removal quote up or down

Five things decide where you land inside those ranges. Volume is the heavyweight: how many cubic feet you own sets the van size, the crew count and the hours. Not sure how much you are moving? Access is second: where the van can legally sit, how far the carry is, stairs and lifts at both ends. Distance is third, and it is the whole reason our prices say "from". Packing is the line that surprises people, in both directions. Typical 2026 charges across our patch:

Whether it is worth it depends on your time and your breakables. How to pay less without getting burned

Four savings are real. Declutter first, because every cubic foot you do not own is a cubic foot you do not pay to move; a skip-run and a charity collection before the survey routinely save more than any discount. Move midweek if your completion allows it, since demand prices Fridays and month-ends. Pack yourself if your time is cheaper than the packing line, using the guides above. And claim what you are owed: 15% off for Blue Light Card holders, money off for NHS staff, ex-forces and students, mentioned when you ask for the quote so it lands on the written figure.

One saving is fake: the suspiciously cheap quote produced without a survey. It grows on moving day, when your alternatives are paying up or watching the van leave half-loaded. How much does it cost to move a 3 bed house?

Across the West Midlands in 2026, £800-£1,500 for the move itself, or £1,200-£2,000 with full packing. The HomeOwners Alliance puts the UK average at £867. Our own 3 bed moves start from £799, with distance and access setting the final written figure.

Why are your prices "from" prices?

Because distance and access genuinely change the job and we will not pretend otherwise. A 2 bed move within Codsall and a 2 bed move to Cornwall both start from £499; only one stays near it. The written quote you get the same day is the real number, and it does not move unless the job does.

Is packing included in removal costs?

Not usually. Packing is its own line: typically £400-£700 to fully pack a 3 bed house, £75-£300 for materials only, and £200-£600 for unpacking. Our quotes itemise it so you can take it or leave it without guessing.

How do I get an exact removal price?

Send the details through the quote form or call, any hour. For most moves a ten-minute video walkthrough on your phone replaces the home visit, and the itemised written quote comes back the same day, free and with no obligation.

Does moving on a Friday cost more?

Often, because everyone wants Fridays and month-ends, so they book out first. If your completion date has any flexibility, midweek dates are quieter and sometimes cheaper. The date is priced into your written quote either way, never sprung on you later.
