House clearances

Clearances done with respect, not a skip-first attitude.

House clearance across Wolverhampton and the West Midlands, including probate clearances, end-of-tenancy clear-outs and downsizing sorts. Useful things go to charity, recyclables get recycled, and keepsakes get found, not binned.

  • Probate handled gentlyA family home is not rubbish. We sort it like it belonged to someone, because it did.
  • Charity and recycling firstDonation, recycling and disposal routes, in that order.
  • Keepsakes pulled asidePhotos, papers and the things families thought were lost.
  • Full or partial clearancesWhole house, or just the garage and the loft. Your call.

Probate house clearance, done at a human pace

A probate clearance is a removals job wearing heavier boots. In February 2025 we cleared a bungalow on Kiddemore Green Road in Brewood for the Langley family, separating charity items, recycling and keepsakes as we went. Behind a row of books we found a small box of photographs the family did not know existed. That box is why we sort instead of shovel.

You decide what happens to everything: keep, donate, recycle, dispose. We check before removing anything that looks like it has a story, which is how one Wolverhampton sideboard earned a last-minute reprieve in March 2026 when a family member remembered its history.

End of tenancy and full house clearances for landlords

Landlords get the other version of the job: fast, thorough and finished to handover standard. A Wolverhampton tenancy clearance in May 2025 included a fridge nobody would call award-winning. We cleared it, swept through, and the landlord arrived expecting a headache and walked into an empty property.

Flats with lift bookings and strict communal-area rules are routine: we book the slot, protect the corridors and finish inside the agreed window. Garages and sheds count too, lawnmowers from 2017 included.

What we take, what we recycle, and what we cannot clear

A clearance covers the lot in most homes, and we sort it rather than shovel it straight into a skip:

The few things we cannot take, we would rather say so plainly: hazardous waste needs a licensed route, and we will point you the right way instead of quietly leaving it or risking it. Anything you want kept, sold or set aside for a particular person is pulled out before the rest moves.

For executors and landlords we can provide a simple record of what was cleared and where it went, which helps with probate paperwork and end-of-tenancy handovers. And where a clearance sits alongside a downsizing move, the part that is coming with you travels on the same job while the rest is cleared, so it is one company and one day rather than two.

  • Only what is left, responsibly disposed

We cannot clear

  • Paint and chemicals
  • Gas bottles
  • Asbestos
  • Anything hazardous, licensed route needed

Frequently asked questions

How much does a house clearance cost in Wolverhampton?

It depends on the size of the property and how much is going where, so we quote each clearance individually after you tell us about it. Photos help. The quote is free, itemised and comes back the same day.

What happens to the items you clear?

Useful items go to charity, recyclables go to recycling, and only what is left goes for responsible disposal. If you want anything kept or sold, say so and we will set it aside.

Can you do a probate clearance sensitively?

Yes, that is most of what probate clearance work is. We sort rather than shovel, set keepsakes and paperwork aside, and check before removing anything that looks like it matters. Families tell us the tone is what they remember.

Do you do partial clearances, like a garage or loft?

Yes. Garages, sheds, lofts and single rooms are common jobs, often alongside a downsizing move where part of the house moves with you and the rest is cleared.

How quickly can a clearance be done?

Most house clearances are finished in a day, with tight ones like end-of-tenancy deadlines planned to the handover date. Enquiries are answered personally 24 hours a day, so short notice is workable.

Are there things you cannot clear from a house?

Yes. Hazardous materials like paint, chemicals, gas bottles and asbestos need a licensed disposal route, so we do not take those, but we will tell you exactly who can rather than leave you guessing. Everything ordinary in a house, including the garage and loft, we handle.
